About

Twenty years reading the numbers before I ever read a listing.

Before real estate, I spent nearly two decades in finance, accounting, and operations — working with Fortune 500 companies, family-owned businesses, and privately held organizations. My job was to find the problem before it reached the balance sheet.

That background shapes how I approach every transaction. I read the contract carefully. I ask the questions that get skipped. I explain complicated decisions in plain language, so you always know where you stand and what happens next.

I'm originally from Minnesota, and I've made Texas home. I coach CrossFit, which has taught me most of what I know about showing up prepared and leaving people stronger than I found them.

I don't sell houses. I help people make confident decisions.

Communication

You should never wonder what is happening. I set expectations early, follow up before you have to ask, and stay reachable when it matters most.

Preparation

Most problems in a transaction are visible early, if someone is looking. I review inspections, title, financing, and timelines before they become surprises.

Honesty

I will tell you when a house isn't right, when an offer doesn't make sense, and when waiting is the better decision. Even when it costs the deal.

Buying

Knowing what you're walking into.

We start with your budget and what the numbers actually support — not what a lender says you're approved for. Then we look at homes. In North Texas, foundation, sewer lines, and roofing deserve more of your attention than paint colors ever will.

When it's time to write an offer, I'll show you the comparable sales and explain what each term costs you. You decide. I make sure you understand what you're deciding.

Selling

Pricing is a judgment, not a guess.

Most homes that sit on the market were priced by hope. I'll walk you through the comparable sales, what buyers in your neighborhood are actually paying, and what your home needs before it's photographed.

Then I'll give you my honest read — including when the right answer is to wait, or to spend money before we list. You'll get the reasoning, not just the number.

Investing

The math has to work on paper first.

I evaluate property the way I evaluated businesses: cash flow, capital expense, exit assumptions, and what happens if the assumptions are wrong. Location permanence matters more than cosmetic condition.

I'm also comfortable with files that scare other agents — distressed sales, curative title work, and situations where the paperwork is more complicated than the house.

Relocating

You can't learn a metroplex from a map.

Dallas–Fort Worth is not one market. It's dozens, and they behave differently. Commute, school district, property tax rate, and how a neighborhood ages are worth understanding before you narrow a search.
